How does the process work?

Once you have our offer, there's no obligation. Take the time you need. If you decide to move forward, we can often close in as little as 14 days once title is clear, or later if you need more time.
What kinds of houses do you buy?
Houses, townhomes, and condos, in any condition, from a rundown house that needs everything to a home that needs nothing at all. You don't have to fix or clean a thing.
Are there any fees or commissions?
No. We don't charge any fees to make an offer or to buy your house. There are no real estate commissions either. Nothing comes off our offer for commissions or fees from us. Anything tied to the property itself, like a mortgage payoff, liens, or back taxes, is separate and gets settled through closing, the same as in any sale, and we'll walk you through exactly how that works.
Will your offer be the highest one I hear?
Maybe not, and we'd rather be straight with you about that. Some buyers offer a big number to win the deal, then come back later asking for reductions, repair credits, or “adjustments.” The number shrinks before you ever get to closing. Our offer works the other way. It's a real number, built on the actual condition of the house and real sales in your area. We don't use a high number to win your signature and then come back with surprise reductions. If something unusual comes up before closing, we'll talk it through clearly and directly. And there's no buyer financing to fall apart at the finish line. Our offer is clean, too: no commissions, no fees from us, no surprise deductions on our end. Am I obligated to anything if I get an offer?

How fast can you close?
In as little as 14 days once title is clear, and that's real, we've done it. What's typical? Most of our closings happen in three to six weeks, and title work is usually what sets the pace. Things like liens, estates, or paperwork from an old mortgage can add time, and those are exactly the problems we're used to sorting out. Either way, we'll give you a straight timeline once we see the title, not a guess. And if you need more time on your end, that's fine too. You pick the date.
How do you decide your offer?
We look at the condition of your house and what comparable homes are selling for in your area. Then a real person walks you through a fair, straightforward cash offer. We're happy to explain how we got there. No lowball games.
Do I need to clean or make repairs first?

Can you help with anything besides buying the house?
Often, yes. Every sale includes full cleanout, flexible move-out timing, and our team working through title, lien, or estate paperwork. Beyond that, it depends on the situation.
